DEVELOPER S PROJECT REQUIREMENTS OUTLINE: The project is the provision of a hall of residence with associated facilities for a University. The hall of residence is to be designed and constructed by a private developer who will also manage the hall and maintain its building fabric for ten years after completion of the work. This project will cover the design, cost planning, advice on form of contract and construction planning of the built facility. For the purposes of this project, the developer is the client. NEW UNIVERSITY HALL OF RESIDENCE FUNCTIONAL REQUIREMENTS: Provision: 50 single study bedrooms 30 single study bedrooms with en-suite bathroom and toilet facilities Accommodation for Hall Manager who will live on premises Dining Hall and Kitchen Administrative offices for 5 clerical and administrative staff Communal bath/washing facilities Student common recreation areas Car park for 25 cars All required roads, paths, landscaped areas, boundary fencing and walls and service provision All site areas not covered with buildings, roads & paths will be soft landscaped Site: See attached plan. Before handover of site to developer, the site will be clear of all buildings. Planning constraints: Maximum height of buildings 17 m Vehicular access and exit only from Fatherson Road during construction and for completed facility Building use: Students in residence 48 weeks of year; Meals prepared and served to students Social functions Developer s Procurement System: Design: Professional Architect to lead project in consultation with project manager. Construction: General contractor obtained by competitive tender. Building operation: Facility manager to be appointed. DEVELOPED BRIEF From study of the Project Requirements (See separate document) and from simulated discussion and meeting with the client, a developed brief will be produced. This will be a statement of the detailed functional, performance and aesthetic characteristics of the building, which expresses fully the client s requirements. The produced brief will be in sufficient detail to facilitate the next design stages of the project. OUTLINE DESIGN Based on the developed design brief and related design guidance material, an outline design for the building will be produced. This will be presented on fully dimensioned and detailed drawings, at an appropriate scale, which will include: Location plan of the finished project showing the location of the buildings, access and exits, paving s, landscaped areas and fences and all other facilities. Dimensioned layout and floor plans of individual buildings and facilities provided. Elevations Sections sketches would be sufficient but full dimensions are required. STRATEGIC COST FORECAST A forecast of the cost of construction for the proposed design will be produced. The forecast will include a statement of the method used for its calculation, its likely accuracy and reliability and the risks that have or have not been allowed for. EVALUATION OF DESIGN The student will justify the design against the client s requirements as detailed in the brief. The following factors should be considered in this evaluation and justification: Function and provision of all facilities required by client Performance Quality Aesthetics Cost and value DEVELOPMENT OF DESIGN DETAIL FOR SELECTED KEY ELEMENTS OF THE BUILDING Detailed, fully dimensioned drawings showing key architectural, structural and engineering details of four of the following elements: Foundations Frame External walls Windows and external doors Roof; construction, covering and rainwater disposal Internal walls and partitions Heating installation Hot and cold water installations Electrical installations
